HDF wants to be here to help you purchase your first home. If you answered FALSE to any of the eligibility statements we can help you!

Below are resources you can visit to start rebuilding your credit and explanations to each statement.


General

I/We are a First-Time Homebuyer (neither of you has owned a home in the last 3 years).

A first-time homebuyer is someone who is buying a home for the first time or who has not owned a home at any time in the last three years.

I/We have NOT had a bankruptcy in the last 4 years.

HDF will not accept an application until 4 years after the date of discharge. To start, please click here for help on rebuilding your credit from the Consumer Financial Protection Bureau. You can also go to Financial Empowerment Services for Individuals and Families Across Connecticut for assistance.

I/We have NOT had a foreclosure in the last 7 years.

An application will not be taken until 7 years from the final action have passed. If your home was sold as a short sale or you voluntarily signed your home over to the bank (Deed-in-Lieu) an application can be reviewed 4 years after the final transaction occurred, there are no exceptions.

I/We DO NOT have any know charge-offs and/or current past due accounts on my/our credit report.

All charge-offs and collections must be paid. Credit reports should reflect that all accounts are currently being paid on time. A pattern of late payments within the past 24 months impacts readiness and lending decisions.

The Annual Credit Report website is a free unscored credit report to identify all derogatory accounts. The Credit Financial Protection Bureau can also guide you with the credit report dispute process.

I/We are prepared to purchase a home in the next 12 months. This includes the following: a) Steady work history b) Funds available for borrower contribution of at least 1% of the purchase price, pre-closing costs, and emergency reserves c) Good payment history and debt managemen

Lower credit scores, less than steady work history, high or difficult to manage debt and little or no liquid funds available might be cause to wait more than year to purchase a home.

I/We DO NOT have collections/judgments greater than $5,000

All collection, liens and judgments must be paid in full. Credit report or documentation must reflect paid/satisfied status. Recent payments to clear for home purchase impacts readiness and lending decisions.

Consumer Financial Protection Bureau can assist with debt collection issues.

I/We are U.S. citizens or permanent resident aliens

Citizens: HDF can lend to U.S. citizens and permanent resident aliens. If another traditional lender has denied requests to borrow based on immigration status, the same will hold true for HDF.  Click here for a complete list of of acceptable visa types.
