Check your eligibility
Eligible borrowers must be income-qualified first time homebuyers intending to purchase a home in Connecticut.
HDF defines a first-time homebuyer as someone who is buying a home for the first time, or who has not owned a home at any time in the last three years.
All borrowers will be required to complete homebuyer education.
Note: Purchase transactions with HDF downpayment and closing cost assistance must also meet HDF eligibility requirements. See full program guide for more details.

hfa advantage highlights
- 30-year, fixed rate mortgage.
- Available for single family properties and condos.
- CHFA’s below-market and competitive interest rates, that can be locked in for 90 days.
- Interest rate can be 0.25% lower for properties in Federally Targeted Areas. You can view all Targeted Areas by visiting the CHFA Resource Map.
- Origination fee options of 0% or 1% of financing, payable to HDF.
- Eligible borrowers can combine an HFA Advantage mortgage with HDF’s downpayment assistance programs.
